Newer construction, different failure points
A lot of the roofing work we do around Surrey is on houses built from the eighties onward, which means fewer of the deep cornice and ventilation problems we find on older homes, but a different set of issues. The most common one is kickout flashing skipped where a roof edge meets a wall, and valleys where shingles were woven together instead of properly cut and layered.
We check both of those details on every Surrey inspection, since they are quiet leaks that take a couple of seasons to show up as a stain inside, by which point some rot has usually set in behind the wall.
Hail exposure along the highway corridor
The open farmland around Surrey and along US-2 sees its share of summer storm cells rolling through, and hail damage inspections are a regular part of our work out here. We walk the whole roof after a storm, not just the slope that looks worst from the ground, since hail bruising follows the direction a storm was moving and can hit one side of a roof harder than the other.
Siding on newer builds
Vinyl and fiber cement are both common on Surrey's newer homes, and both hold up well when installed with the right clearances and flashing. Where we find problems, it is usually a window that was never given a proper sill pan, or trim that was installed tight against the roofline without room for water to drain away.
Gutters for a long, open roofline
Homes on bigger Surrey lots often have longer, simpler rooflines than a tight in-town lot, which means fewer valleys but more total gutter run to size correctly. We check that downspout count and sizing match the actual roof area collecting water, since an undersized system on a long roofline overflows at the low corner during a heavy summer rain.
Working in Surrey
Surrey is close enough to Minot that scheduling a scoping visit or a repair works the same way it does closer to town. We inspect from the roof and the attic, write up a scope with repair and replacement described separately where both apply, and send the same crew that scoped the job to do the work.
